What is private lending?
Private lending is an alternative financing option for real estate investors that provides more options and flexibility than traditional financing through a bank. Most banks have certain criteria they must meet to fund a loan and therefore are less likely to work with real estate investors. Private lenders fill this void left by banks and fund loans based on both their relationships with investors and individual deal economics.
What are the benefits of private lending?
Real estate investors have to move quick to secure deals. Working with a bank means lots of red tape and hurdles to jump through which can mean weeks before closing. Banks are also limited on the number of loans they can provide to any one individual and take into account things like debt-to-income ratios which can seriously limit an investors ability to expand their business.
Private lenders, on the other hand, can create as many loans as they feel comfortable with and their funding criteria is focused on the deal and not the investor. Once a lender has established a working relationship with an investor the only criteria that matters is if it is a good deal or not. Once the deal is vetted private lenders can close in a matter of days as compared to the weeks required with a bank.
